Rachel Cope and Tim Wedel, owners of parcels along North River Road are requesting annexation. The petition for annexation includes four parcels and the adjoining rights of way of North River Road and Second Street for a total of 4.31 acres. It is noted that a very small portion of the annexation includes .02 acres of land along the west side of North River Road. The land that is part of a single parcel was omitted from an earlier annexation. This annexation will correct the omission. The annexation does not include a single parcel along the north side of Second Street that is anticipated for a future annexation. The annexation request coincides with the property owners’ desire to connect to the Town’s sewer. The North River Road Sewer project was approved by the Board of Trustees at the February 28 meeting. Hudspeth and Associates was awarded a contract for completion of the sewer improvements along Second Street and North River Road. Until this time, the land along this section of North River Road remained outside the Town and sewer was accomplished by onsite septic systems. The first action of the Planning Commission and the Board of Trustees is to determine that the petition for annexation satisfies the Colorado Revised Statutes. If the Board of Trustees determines at its June 13 meeting that the petition and map, as submitted, are in substantial compliance with subsection (1) of Section 31-12-107, C.R.S., a date is established not less than 30 or more than 60 days for a public hearing for consideration of the annexation requests, subject to public notice requirements. If the Board determines that the requests are not in compliance, then no further action is taken to consider the requests.
