Summary

                    At the meeting of August 22, 2017, the Board of Trustees accepted the petition for annexation of .27
acres of land at 3808 N. River Road and set a public hearing date with the Board for October 10,
2017. The area of petition includes a single parcel of land surrounded on all sides by the Town
Limits. The annexation was preceded by the annexation of four adjoining parcels of land along North
River Road. This annexation request and the previous annexation are in response to the desires of
the property owners to connect to the Town’s sewer. The North River Road Sewer project was
approved by the Board of Trustees at the February 28 meeting. Hudspeth and Associates was
awarded a contract and completed the sewer project in the summer.

                    Notice Requirements:
At its meeting of August 22 the Board of Trustees approved Resolution 2017-38 to initiate the
annexation proceedings. The approved resolution, petition and annexation map were sent by
certified mail to the service providers and agencies for the property. Notice of public hearing was
published four consecutive weeks in the Grand Junction Daily Sentinel. Notice of the annexation
hearing was also mailed to the adjoining properties by certified mail. The notices were distributed
more than 25 days prior to the annexation hearing, as required by Colorado Statutes. As of the date of
the staff report, no objections to the annexation have been received.
